It's a real minefield now to get into a home with kiwisaver, homestart grant, welcome home loans and changing bank requirements to deal with.

It really makes sense to understand these things before committing to buying and we have set up this evening to answer all of those questions.

Lani Gerber, senior solicitor of Kannangara Thomson Law will also join us to help you understand where your lawyer comes into this and what they do.  This is your time to pick her brains - for free!

We'll also go through some great strategies to smash your mortgage once you have it.  We know how tempting it is to keep chasing the lowest interest rate, but the loan structure is so much more important and will save you heaps.  NOT JUST BY PAYING MORE - but from where your cash and debt are sitting and in getting the structure of the loan right.

Its the home you WANT of course - the home loan is what you need to get you there!

So, then why would you risk such an important part of the process by going with the first option your branch offers you? Or some random bank offering a special interest rate or cash for a limited time only? Who knows what fish hooks there may be attached.

It makes no sense at all to me when you can have me wade through everything on offer, help you to get you the best deal available, AND do all the negotiating for you? (and its a free service, the banks pay me)

Or, even worse - you might ask your branch and they say no! Don't be disheartened, it might just be their policy on the day. All banks have different policies and they change all the time. Its my business to know what the current rules are and to recommend the most appropiate loan and lender for your situation. And if its still no? Well we can work on a strategy to get you into a house later. No right now, doesnt mean no forever!

And then of course you get my advice and guidance along the way too, your bank wont do this, they are more concerned with gaining your business than looking after you now and in the future with your home loan needs.

Amazing deposit increase from kiwisaver

If you are still renting because you don't have enough deposit to buy then this is a game changer. Have a look at how the new Kiwisaver Homestart Grant can change things for you completely...

The new homestart grant comes into effect on 1st April and has the fol major changes:

  1. Increase to price caps; eg in Chch its $450,000

  1. You can now pull out more kiwisaver than before to increase your deposit:

  1. If you are buying a new house (off the plans or you intend to build) then you get DOUBLE what you used to with the subsidy. So if you and your partner both qualify you could get $20,000 PLUS your own kiwisaver funds AND the annual member tax credit.

Example - Is this you?

A couple who each earn $50,000 and have been contributing to kiwisaver for 5 yrs. They want to buy a house off the plans or build up to $450,000 in Chch.

Using a 3% rate they will be able to withdraw a total of $32,585 (excludes impact of investment returns) made up as fols

Employee contrib $7,500 per person = $15,000

Employer contrib $6,188 per person = $12,376

Member tax credit per person $2,605 = $5,210 (this is new)

Total = $32,586

PLUS Kiwisaver homestart grant = $20,000 (this is double)

giving them deposit of $52,500 for their new home smileysmileysmiley

Buying a home is hard enough, without having to figure out the right finance solution as well. If you want solid advice on the best option for your own situation then use my experience and expertise, its FREE after all...

Many of the banks are advertising on great interest rates and cash bonuses, but how do you know the best way to save you money and let you have a life too?

Your own bank may not even have the right product for you, and certainly dont have the time for you to call and discuss things when you are worried. So, do you want to:

  • income or savings to reduce the amount of interest you pay?

  • have flexibility of payments, in case you get bonus or commission income?

  • have stability, knowing what your repayments will be?

  • set and forget, knowing its been sorted.

Remember its not the interest rate - its the structure that will save you thousands of $$ in the long run and take years off your mortgage.

small deposit loans getting easier

I had a great conversation with one of the banks yesterday. They advised they are now looking at applications over 80%...

They are certainly cherry picking the best applications and the strongest will get an approval each day.  So, if you have:

smileyStrong incomes and affordability

winkClose (ish) to a 20% deposit

angelLittle short term debt

laughGreat bank account conduct

You will be much more likely to get an approval than an applicant who is weak in these areas.  And you will certainly be a lot more likely than you would have been a month ago when there was no chance!

The best news is that if one bank is doing this the rest will follow so - dont lose hope - its always worth a conversation with me to see if you have a chance of getting an approval.

Got 10% deposit and feeling left out?

There was one bit of good news on 1 October when the reserve bank changed the rules regarding the 20% deposit requirement. They made the Welcome home loan useful at last, and now its the hero of the day...

Here's the guts of it, its actually better than some of the banks were offering for loans with a 10% deposit. So if you:

  • earn less than $80,000 (1 borrower) or $120,000 (2 or more borrowers)
  • have been in your job more than a year
  • have a 10% deposit (can be a mix of kiwisaver, first home buyers grant, gift, savings)
  • are a NZ citizen or permanent resident
  • are a first home buyer - or owned a house before but are in the same financial position as a first home buyer with few assets and are going to live in the home.
  • have minimal short term debt and clean credit

then you may qualify! the fee can be added to the loan and you get normal bank interest rates. AND they have increased the price you can buy up to, for example Chch is now up to $400,000.

Its a bit of a slog getting the paperwork sorted as NZ Housing Corporation want more than the banks but that's why I'm here - to guide you through the process.
